As in any other urban area, the Lower Mainland's housing prices vary considerably.

People willing to pay higher prices normally live in downtown Vancouver, at the West Side, or in the North Shore which includes West and North Vancouver.

East Vancouver is heavily populated by renters and is not the safest area for families. The surrounding suburbs are more family friendly and include Richmond, Burnaby, New Westminster, Delta, Surrey, and others.

Surrey is one of the most affordable, but security and safety are not always assured. For instance, you don't want to bring your family to Wally, around the Surrey Central SkyTrain station. Morgan Creek, however, has desirable, high-priced houses in a beautiful neighbourhood which includes a golf course.
